Our Board of Directors is made up of dedicated volunteers who are committed to serving and beautifying our community.

All wood must be stained with Sherwin Williams custom stain color "Siding Parkwoods F3 Cedar". If switching to a metal roof, fence must still be stained, inside and out, as well as sheds and trellis features. Mulch should be dark brown.
In 2022 the HOA approved a metal alternative to the cedar wood shakes that have always been on the mansard roofs. That Miami/Dade hurricane resistant option is: Roser Stone Wood Metal Shakes in Cedar Color. The HOA is not liable for your choice in contractor or the contractor’s work.
Sherwin Williams carries the gold color our units are painted with. The CCE formula is: Per 32oz, 1 part R4-New Red, 43 parts Y3-Deep Gold.
After 10 days, interest accrues at 18% per annum from original due date. After 30 days, the delinquent fees can be sent to collections. The HOA will notify you when you are 30 days late, but at that point, the penalty will apply, so it is better not to be late.
To ensure fire and rescue can always locate your unit, unit numbers should be clearly visible and easy to find. They should be large and affixed to the exterior of the fence facing the sidewalk or driveway. Unit numbers are the owner's responsibility.
It is wise to have both fire and carbon monoxide detectors in your unit, as well as a fire extinguisher. Remember to change detector batteries every six months.
Residents only may use the dumpster. Cameras will detect misuse, and fines may be levied to anyone who does not follow the rules. Large appliances and furniture may go to the right of the dumpster. All broken things, trash bags, broken down debris and smaller items must go inside the dumpster. Landscaping foliage/trimmings may go behind the dumpster. Recycle only broken down boxes, paper, glass, plastic bottles and cans in the recycle bins.
BE A GOOD NEIGHBOR and break boxes down. Don't put plastic bags of things in the recycle bins. Don't leave your heavy bag outside the dumpster for someone else- get help or break it down into smaller lighter bags you can lift. Do not use the dumpster for home renovation construction debris! Your contractor must haul that away.
All owners or their guests should have a green pool pass and key with them while at the pool to prove they're part of the community. Replacement pool passes & keys can be purchased for $25 via email request.
Please shower before entering the pool and avoid getting lotion, grease or chemicals in the water.
Each unit is assigned two parking spots. Therefore, each home should not own more than two vehicles. If a third vehicle is owned, it must be parked in overflow guest spots in driveway #3 at the pool. Trailers of any kind are prohibited and will be fined after a warning. Vehicle maintenance, unregistered or disabled vehicles, and campers are all prohibited. Violation of any rule may result in towing at the owners expense.
** LOCK YOUR CARS & DOORS AT NIGHT **
Each homeowner is allowed up to two pets with a weight limit of 40 pounds each.
All dogs must be leashed when outside, and owners are responsible for cleaning up after their pets. Carry waste bags.
Cats should be kept inside the home, not free roaming the community, killing birds and small creatures at will, sleeping under or walking on people's cars, or walking into other people's courtyards. Multiple cats who free-roamed were sadly found dead in the road, and it's avoidable!
Be responsible pet owners and know where your animal is at all times.
Any complaints regarding pet behavior or noise disturbances should be reported to the HOA board and may be reported to animal control. Get photo and/or video evidence of the behavior.
The HOA carries Commercial Property, Commercial General Liability, Crime, and Directors & Officers coverage through Alliant Insurance Services.
Any owner who wishes to insure the roof, building/structure or interior of their unit should seek and secure their own policy. As townhomes, not condos, and with our bylaws amended, the HOA is not responsible for insuring your unit against any type of disaster. For your reference, the type of policy appropriate for these units is an HO3.
